Eastleigh mixes family homes, new estates and busy business parks. So whatever you own, a Legionella risk assessment Eastleigh owners can act on is the place to start.
We drive up the M27 from our base just over the border in Poole. Our assessors work as plumbers and heating engineers too. As a result, the people who write your report can also do the jobs it lists.
New build? It still needs assessing
Plenty of homes in Chandler’s Ford, Boyatt Wood and Hedge End are only a few years old. At first, it’s easy to assume that new pipes mean no risk. However, a new build with a combi or unvented cylinder still has outlets and pipe runs where water can sit.
For instance, a spare en-suite that nobody uses can hold still water for weeks. Likewise, a cylinder set too low won’t reach 60°C. Even so, new homes are usually quick to assess, and the report is often short. That’s good news, because a Legionella risk assessment Eastleigh tenants can see gives you a clear record from day one.

Businesses near the airport and motorway junctions
Eastleigh’s business parks and industrial units sit close to Southampton Airport and the M3 and M27. If you employ people, the law expects the same of you as of a landlord. You have a duty under the Health and Safety at Work etc. Act 1974 and COSHH to assess and control the risk. On top of that, you should keep a record of what you find.
In fact, smaller employers are often surprised to find they’re included. So here are some of the places we look at:
- Offices with staff kitchens and toilets that hardly get used
- Warehouses and trade units with showers for drivers or site staff
- Gyms, where showers run hard at peak times and then sit idle
- Salons, with basin mixers, hand-held showers and water heaters
- Cafés, with under-sink heaters and back-of-house sinks
Each of these, however, has its own pattern of use. That’s why we ask how the building runs day to day, not just what’s in it.
How a Legionella risk assessment Eastleigh visit works
- You book, and we can usually fit you in the same week.
- We visit. A home takes about 45–90 minutes, while bigger buildings take longer. Tenants don’t have to be in. But we do need access to every outlet, the boiler or cylinder and any loft tank.
- We test temperatures. First, stored hot water should reach 60°C. Next, hot taps should hit 50°C within a minute, and cold should drop below 20°C within two minutes.
- Within 3 working days, you get the report. It holds an outlet register, temperature readings, a risk rating and a prioritised action plan.
- Finally, if you want us to, we fix what needs fixing.
As with every job, our work follows ACoP L8 and the HSE guidance HSG274. For more detail on the report itself, see the main Legionella risk assessment page.
Need it put right? We adjust cylinder temperatures, replace scaled shower heads, remove dead legs and fit or service TMVs. Our remedial works page covers the lot.

Eastleigh FAQs
My house was built two years ago. Do I really need one?
If you let it out, yes. The duty to assess and control Legionella risk applies to any rented home, however new. In practice, a new build is often low risk and quick to check. Even so, we still take temperatures at every outlet and look at the cylinder or combi. Then you have a written record from the start.
I rent my salon unit. Does the duty still apply to me?
If you employ people, it applies to you as an employer. However, your lease may say who looks after shared parts, such as a common tank. So we assess the water system inside your unit and flag anything that seems to sit with the building owner. That way, both of you know where you stand.
How often should I review the assessment?
HSE doesn’t set a fixed period. Its guidance is simply to review regularly, and whenever something changes. Lots of landlords settle on every two years. However, you should look again sooner after plumbing work, a long empty spell or a change of tenant. For a business, a refit or a new shower block is a good trigger for a fresh Legionella risk assessment. Eastleigh firms often book one alongside the works.
Can you test the water as well?
Yes. If the assessment shows a higher risk, or you simply want proof, we can take samples. They go to a UKAS-accredited laboratory, and results usually come back in 7–10 days. Our Legionella testing page explains when sampling is worth doing.
